Real estate website cost in Uganda, and what moves it

Property websites in Uganda are priced by tier. Here is what a single development page, an agency listing site and a multi-agent portal cost, and which features move the price.

The short answer

A real estate website in Uganda starts for a single development or project page with photos, plot or unit details and a WhatsApp button. An agency listing site, where buyers search many properties by area, price, type and bedrooms, sits in the range, and a multi-agent or developer portal with agent logins, map views and enquiry tracking in the range. Every project gets a fixed quote before work starts, and our real estate website design page shows what a property site includes.

What moves the price: how many listings you carry and how you add them, search filters that stay quick on mobile data, agent accounts, map views, enquiry tracking and pages for buyers abroad. Instalment plot payments and tenant rent tracking are systems behind the site, quoted per project. A small agency with a handful of listings and a busy WhatsApp line can start with a listing site and WhatsApp and add the rest later. For other kinds of business site, see our website cost guide for Uganda.

Want a fixed price for your property site?Send us on WhatsApp how many listings you have, whether you sell, rent or both, how many agents will post and whether any buyers pay in instalments, and we reply with the level that fits and a fixed quote.

Property website prices by type

Property sites in Uganda usually fall into one of four shapes. Each price below is shown as a range for your region, and the fixed quote tells you which shape fits before you pay anything.

Real estate website cost in Uganda by type of site
Type of sitePrice rangeWhat it covers
Single development pageOne estate, apartment block or large listing: photos, a site plan or floor plans, plot sizes or unit types, the location, WhatsApp and call buttons and an enquiry form.
Agency listing siteMany listings with search filters, a shareable page for every property, agent profiles, sold and let labels, and an admin panel you update yourself.
Multi-agent or developer portalAgent logins with approval before a listing goes live, map views, enquiry tracking by listing, agent and source, diaspora buyer pages, bulk upload from a spreadsheet, several branches.
Instalment plots or rentalsA system behind the site: plot payment plans, balances and receipts, or tenants, rent due dates and arrears. Quoted per project, see the section on systems below.

Plan for four extras outside the build: the domain, hosting that grows with your photos (300 listings with 10 photos each is 3,000 images to store and serve), photography of each property, and any ad budget. Hosting is small next to the build, and our website hosting cost guide breaks it down. Each extra is listed in the fixed quote, and a monthly care plan is optional at a month.

What moves the price of a property website

Two property sites can look the same on a phone and still be quoted very differently. These five parts change your quote.

Number of listings and how you add them

Twenty listings that one person edits by hand need a simple admin panel. Three hundred listings need bulk upload from a spreadsheet, photos resized automatically on upload, and a sold, let or expired status so a buyer never calls about a plot that went last month. Old listings are hidden rather than deleted, so you keep the record.

Search filters that work on slow data

Buyers filter by area, price, property type and bedrooms and, for land, by plot size and title type, such as mailo, freehold or leasehold. The hard part is keeping that quick on a mid-range phone on mobile data: small compressed thumbnails, a dozen results at a time instead of every listing at once, filters that update the list without reloading the page, and a search link that can be shared on WhatsApp so a relative abroad sees the same results. We built hausblickrealty.com, a live property platform in our portfolio covering Kampala, Wakiso and Mukono, where buyers filter by location, price range, property type and bedrooms.

Agent accounts

If agents log in to post their own listings, each needs a profile, a role and an approval step, so a listing with blurry photos or a wrong price does not go live. Enquiries can then go straight to the WhatsApp of the agent who owns the listing, while you see every enquiry in the admin panel. Every extra role, such as branch manager or developer partner, adds build time.

Map views

A map with a pin for each listing helps where plots and homes are found by landmarks, not street numbers: past the trading centre, second turn after the school. Some agencies show an approximate area instead of the exact pin until a viewing is booked, so other brokers cannot go straight to the owner. Map providers can charge once traffic passes a free allowance, so we agree the provider with you before we build.

Enquiry tracking

A tracked enquiry records which listing it came from, which agent received it and where the buyer found you: Google, a Facebook ad or a WhatsApp share. Without it you cannot tell whether your ad money sold anything. We have managed over USD 100k of client ad spend, so we set up tracking that shows what each lead cost, per listing and per source.

Diaspora buyers, instalment plots and rentals

Pages for diaspora buyers

If you sell to Ugandans living abroad, they are choosing a plot they may not see in person before they pay. A diaspora page answers their questions in order: where the land is, on a map and by landmark; the title type and whether the plot has been subdivided; which documents you will share before a deposit, such as a copy of the title and a recent land search; how to pay from abroad; and how to book a video walk of the plot. Time zones matter too: a buyer in London is two or three hours behind Kampala and a buyer in Boston seven or eight, so the page offers WhatsApp call times that suit them. This is careful content and layout rather than heavy software, so it adds less to the quote than agent accounts or maps.

Instalment plot payments

If buyers pay for plots over months, a website cannot keep track of who has paid what. That needs a land sales system: a plot grid so one plot is never sold twice, buyer files, instalment schedules, balances, receipts, SMS reminders, and MTN MoMo and Airtel Money payments matched to the right buyer. We cover it on the land sales management system page. It is quoted per project after we see how you sell, and the listing site can then show which plots are still available from the same record.

Rental portals

Landlords and agents who manage tenants need rent due dates, receipts, arrears, maintenance requests and statements for property owners, not just a page of vacant units. That is property management software, also quoted per project. A sensible order is a listing site for vacancies first, then the rental system once you manage more units than a spreadsheet can follow.

When a listing site and WhatsApp is enough

A small agency with a handful of listings, one or two agents and a busy WhatsApp line can start with a listing site and WhatsApp. What the site adds over WhatsApp groups alone: buyers find your listings on Google, every property has one page with all its photos that you share as a link, and nobody forwards the same twelve pictures again. Add the rest when your numbers ask for it.

  • Start with a listing site if one person can update all your listings in an afternoon each week.
  • Add agent accounts when several agents post listings and photos are passed around on WhatsApp before anyone uploads them.
  • Add a map view when buyers keep asking where a plot or home actually is.
  • Add enquiry tracking when you start paying for ads and need to know which listing and which source produced each lead.
  • Move to a system when instalments or tenants are too many for a spreadsheet and one careful person to follow.
Do not pay for a map, agent logins or payments you will not use this year. Build what you need now, on code you own, and grow it.

How we quote, and how to meet us in Kampala

Every project gets a fixed quote before work starts, paid on a 50/25/25 plan, and you own the source code and your listing and buyer data. Our portfolio has 37 live website and app builds, including hausblickrealty.com for property.

The quote names the level from the table above that fits you, lists each feature and each extra such as domain, hosting and maps, and says what is left out, so you can compare it with another quote line by line. If a cheaper level does the job, we say so.

We meet agents, landlords and developers in person in Kampala, including Kololo, Nakasero, Ntinda and Muyenga, and we serve Wakiso and Mukono. Clients further out or abroad work with us over WhatsApp and calls.

To get your fixed quote, send us on WhatsApp +256 702 946 946: how many listings you have today, whether you sell, rent or both, how many agents will post, the areas you cover, and whether any buyers pay in instalments. A link to a property site you like helps too. Asking commits you to nothing.

Frequently asked questions

How much does a real estate website cost in Uganda?

A single development page starts . An agency listing site with search filters, agent profiles and a WhatsApp button on every property sits in the range, and a multi-agent or developer portal with agent logins, map views and enquiry tracking in the range. Instalment plot payments and rental management are systems, starting . Every project gets a fixed quote before work starts.

Can a small agency start with just a listing site and WhatsApp?

Yes. A listing site with clear photos, working filters and a WhatsApp button on every property is enough for many small agencies. You can add agent accounts, a map view or enquiry tracking later on the same code, once your listings and enquiries justify them.

Can the website take instalment payments for plots?

A listing site does not track instalments. Plot payment plans, balances, receipts and reminders need a land sales system, quoted per project, which can take MTN MoMo and Airtel Money payments and match each one to the right buyer.

Are hosting and domain costs part of the website cost?

No. The domain and hosting are separate yearly costs paid to those providers, and hosting grows with the number of listing photos you store. Both are listed in the fixed quote, so you know the full cost before you commit.

Do I own the property website after it is built?

Yes. You own the source code and your listing and buyer data. Payment follows a 50/25/25 plan across the build, and the quote is fixed before work starts.
